Overview

Crimson Investment Funds are high-return, closed-end investment funds that concentrate on acquiring undervalued real property for the purpose of improvement and re-sale. The Funds maximize investor returns by adhering to short holding periods and liquidating holdings as soon as our value-additions are complete. 

The Crimson Opportunity Funds operate in lower-risk markets. The Funds seek out redevelopment opportunities in high-population-growth areas, then renovate, re-tenant or develop commercial or multifamily properties in order to unleash their greatest potential value.  This strategy has produced superior returns over the past decade, as the population of the Western and Southern United States continue to expand and migration from Mexico and baby-boomer weather migration cause continuing population growth.

Historical Returns

The Management Team of the Crimson Funds has been providing exceptional investor returns on development and redevelopment projects since 1993.  Average returns net of all fees to investors has been 30% for our most recent fully-liquidated funds.  Expected returns for any potential opportunity must be a minimum of 30% per project.

What We Look For

Crimson targets both underutilized land as well as under-performing retail, office, industrial and multifamily assets in urban and suburban infill areas. We specialize in thorough analysis of pricing, investment risk, tax arbitrage, optimization of leverage and other key drivers of successful investing. Geographical areas of focus include Northern and Southern California cities with strong political, economic, or geographical boundaries such as San Francisco, Oakland, San Mateo, San Jose, Los Angeles, Culver City, Santa Monica, Beverly Hills.

We pool the capital of private investors into closed-end funds which we, in turn, invest in at least three real estate investments.  This allows private investors to take advantage of the exceptional returns of developmental real estate while benefiting from the reduced risk of a portfolio structure.  

Fund I was closed and fully distributed within 18 months with a return to investors of 30%, net of all fees.  Crimson BridgePoint II was closed to new investors in 2006, is currently fully invested and has already made its first distribution. Crimson Opportunity Fund III was closed to new investors in November 2006 and is fully invested.
